The rates are at or below 4%, depending on your credit rating. You can, also, reduce your mortgage payment schedule by changing to a ten year loan. If that is not possible, how about contacting your lender to see if you can make the same amount of your current mortgage payment, split in half and paying it in a bi-weekly schedule.
